PropOS is intentionally boring to set up. No sales call, no integration consultant, no "onboarding fee." You sign up, add your building, invite residents, and that's genuinely it.

Step 1

Sign up — and skip the sales call.

Email + password, no credit card. 30-day full-feature trial starts immediately. The free plan is permanent for syndics managing one small building, so you can also just stay there.

What happens behind the scenes: You land in the dashboard. PropOS asks two questions: your name, and what city you operate in (so we set the right currency, locale, and legal templates). Then you're in.

Step 2

Add your first building.

Name, address, unit count. Or upload an existing Excel of units (number, floor, surface, monthly fee, tantième). PropOS validates and creates them in one click.

What happens behind the scenes: For Moroccan buildings PropOS pre-fills the right defaults: MAD currency, French/Arabic communication, monthly billing on the 1st, Loi 18-00 Mise en Demeure templates. Override any of it later.

Step 3

Invite residents.

Drop in emails or phone numbers. PropOS sends a personalized invite in the resident's language with their unit pre-attached. They install the mobile app (or use the web) and they're live.

What happens behind the scenes: Residents who don't respond to the invite get a friendly nudge after 3 days. Anyone you don't invite can still be tracked manually — PropOS doesn't force a resident to be active for you to manage their record.

Step 4

Set up your first invoice cycle.

Define your monthly fee structure (flat per unit, per square meter, per tantième). PropOS schedules recurring invoices on the 1st, generates each resident's amount, and queues the notification.

What happens behind the scenes: On the 1st of next month, every resident gets a push + email + (optional) WhatsApp with their invoice. They click "Pay" and choose: Stripe card, Apple Pay, Google Pay, CMI, CashPlus, Wafacash, or cash to the syndic.

Step 5

Watch AI do the routine work.

Maintenance tickets get triaged automatically. Overdue residents get escalated through 5 stages (friendly → Mise en Demeure) without you lifting a finger. Financial anomalies surface as proactive insights.

What happens behind the scenes: You stay in control of every decision — AI never sends a legal letter without your approval. But the drafting, the categorization, the reminders, the analytics? All handled.
